You have two choices when you buy it, the coating only, or the coating PLUS cleaner and sealer. The cleaner does work well, but I think pressure washing and a cleaning product would get a good result as well. But, we just did it. That doesn't mean it will look good next year. The color is even & the texture is nice. It is 80 degrees out & I didn't notice it being hot on my bare feet.. So far, I am very pleased. We did everything they suggested. I looked at almost all of their videos. I think that the people who have complained did not do proper prep. ie; removing all chipping or corroding concrete, or old decking. We went over our old "Kool Deck" with EZ Patch.
